Think you can't move because of your 3% rate? I ran the math on an example El Dorado Hills household: stay, move to a same-price home, move up, or downsize. In the example, one of those choices comes out to a lower monthly payment than they pay now. I also cover property tax and Mello-Roos, the second thing owners forget to count. If a 55+ active adult community is on your list, El Dorado Hills has three: Heritage, Four Seasons and Versante.
Four Seasons and Versante have long been built out and trade as resales, so you get established streets and landscaping. In both, there is one very important question to ask about the plumbing, so ask me before you write an offer. Heritage is the only one still under construction, and it keeps growing.
Before you buy into any of them, ask about HOA dues and what they cover, age rules for residents and guests, and resale and rental rules. The answers are different in each.

I didn't start here. I started in real estate in the Seattle area in 2015, and in 2017 I moved to El Dorado Hills.
I lived in Los Angeles from 2001 to 2011, then Seattle from 2011 to 2016. We moved back to LA for about six months before realizing it was no longer a good fit. We wanted to stay in California with all that it had to offer, but we wanted to be part of a large metropolitan area with less traffic, less pollution, less crime, better schools, more affordable housing, and driving distance to skiing. El Dorado Hills was a perfect fit.
Nearly ten years in this market later, I know the area, and I still remember exactly what it feels like to be new somewhere. That's a big part of why I work with so many relocating families.

A Serrano home listed at $815,000 got no offers. After a drop to $799,000, it sold for $815,000 - the exact number buyers had already walked away from.
Meanwhile this week’s pendings went under contract in a median of 11 days, while closings averaged 95% of asking and just 91% of their original asking price.
Pricing where buyers are actually looking doesn’t cost you money. It’s what creates the competition that gets you your number. 🏡
